This is our second year renting from Perpetual. The application process was super simple and Everyone from the office staff to Todd our maintenance guy are first class. Whenever we need repairs ( and it’s not often), they take really good care of us and our concerns. We love it here, and hope we are granted the opportunity to stay for a long time. Whenever I need to call the office, Steph is wonderful. Always a friendly exchange and she always returns our calls in a timely manner. Thank you, Perpetual for being there for us!!!

In Justin's words

Situations Justin handles every week

A rental sitting empty while the manager goes quiet

Perpetual guarantees the listing is live on every major rental platform within five business days of the home being market-ready, or the first month's management fee is waived. While the home is vacant the owner receives a weekly written activity report with showing feedback and market notes.

A tenant who stopped paying or broke the lease

If a placed tenant defaults and is removed, or breaks the lease, within the first six months, Perpetual finds a new tenant with no additional leasing fee. Screening checks every adult applicant against published criteria for credit, income, rental history, employment and background.

Repairs billed with no proof the work was done

Every move-in and move-out gets a 360-degree condition inspection, and every completed repair over $500 gets photo or video proof in the owner portal. Vendor invoices are passed through and the original invoice is always available in the portal.

Owner payments that arrive whenever

Collected rent is disbursed to the owner by the 10th of each month, or that month's management fee is waived. Statements, income, expenses and documents live in the owner portal.

Fees that keep appearing after signing

Every fee the owner pays must be listed in the written management agreement. Any fee not in the agreement is not owed. Plans run from 7 to 10 percent of monthly rent and are confirmed in writing after a free rental analysis.

Deciding whether to rent the house out or sell it

Justin is also a licensed broker who buys and sells investment property through Perpetual Realty Group. Owners get a rent analysis from leased comparables and a straight recommendation on renting versus selling.

FAQ

Questions people ask Justin

What does management cost?

Three plans: Investor Special at 7 percent of monthly rent for portfolios of five or more units, Standard at 9 percent for single homes and small portfolios, and Full Service at 10 percent with eviction service and enrollment inspection included. Tenant placement runs 50 to 75 percent of one month's rent depending on plan. The final fee is set after a free rental analysis and confirmed in writing.

When do I get paid?

Collected rent is disbursed by the 10th of each month. If it is not, that month's management fee is waived.

What happens if the tenant you placed stops paying?

If a placed tenant defaults and is removed, or breaks the lease, within the first six months, Perpetual finds a new tenant with no additional leasing fee.

Can you take over a property that already has a tenant?

Yes. The lease, deposit and records transfer, and the tenant receives new payment and maintenance instructions. Perpetual also coordinates the handoff from a previous manager.

Are maintenance invoices marked up?

Maintenance coordination is charged as a percentage of the vendor's invoice, stated in the plan, and the original invoice is always available in the owner portal.
