We are in the process of selling our house. We needed a foundation inspection for the buyers loan company to determine if we needed foundation work or not due to some cracks in the drywall above a few doors. Joaquin Vasquez, who is the founder and owner of the company arrived early. He was friendly and took the time to explain the process of his evaluation. He conducted the process in a timely manor and at the end determined we did not need any foundation work.

Happy with the work from FCS. Was worried about having foundation work done but had no issues. Raul and crew kept me up to date on the work and did a very clean job. Post work inspections were scheduled quickly and came back good. Work was inspected by the structural engineer company I hired for my initial plan and work was said to have been done well. Price was good compared to competitors.

TJ and his team did an outstanding job on the foundation repairs at commercial Multifamily property: The Reserve on Willow Lake. They were professional, knowledgeable, and communicated clearly throughout the project. The work was completed on time, the job site was kept clean, and the quality of the workmanship was excellent. I highly recommend TJ and his team to anyone needing foundation work. Five stars!

FCS was great and easy to use. Russell was fast to communicate with and work done was better than expected for foundation repair on the corner of our house. There was rebar showing and cracks in the cement foundation, work was solid and completed kid as requested.

In TJ's words

Situations TJ handles every week

Cracks in the brick or drywall, doors that stick, floors that slope

These are the warning signs FCS lists, along with gaps at walls and molding and popping tile. TJ's evaluation includes an elevation survey and movement mapping to find the cause, and hairline settling cracks that do not need repair are called out as such.

A foundation finding on an inspection report during a sale

Buyers and lenders want an answer fast. FCS schedules inspections within 48 hours of booking, quotes the day of the inspection, and provides the warranty documentation a sale needs. One reviewer on the company's Google listing describes an evaluation that concluded no work was needed.

Water pooling against the house after every rain

DFW clay soil swells when wet and shrinks when dry, and poor drainage drives the cycle. FCS installs French drains, surface drains, grading and downspout extensions so the fix addresses the cause and not just the symptom.

A pier-and-beam house that sags or smells damp underneath

Re-leveling, pier replacement, beam rot repair, crawl space drainage and encapsulation are handled by the same in-house crews, including historical homes.

A plumbing leak under the slab

Under-slab leaks are a common cause of foundation movement. FCS has a licensed master plumber and licensed plumber on staff for leak detection and under-slab repair, so the cause can be corrected with the foundation.

A multifamily, office or industrial building that is moving

The commercial division handles foundation repair, concrete, drainage, retaining walls, excavation, mudjacking and void fill for property managers, home builders and medical and corporate properties.

About

TJ Gilmer

TJ Gilmer is a Senior Structural Analyst, NFRA certified, with FCS Foundation & Concrete, a locally owned Dallas–Fort Worth company working from Lancaster. He is the person who comes to the property, measures what the foundation is doing and explains the cause before any repair is proposed.

The evaluation is free and carries no obligation, the written estimate arrives within 24 hours, and the company states it will say so when no repair is needed. In-house crews handle piers, drainage, crawl spaces and concrete, licensed plumbers on staff fix under-slab leaks, and pier repairs carry a lifetime transferable warranty that follows the home when it sells.

Why clients choose TJ

  • A free, no-obligation evaluation by an NFRA-certified analyst with a written estimate within 24 hours, and a stated policy of saying so when no repair is needed
  • A lifetime transferable warranty on pier systems that follows the home when it sells
  • Foundation, drainage, plumbing and concrete under one roof, so the cause of the movement is fixed along with the slab

Works alongside: Works with home sellers and buyers around inspection findings, with structural engineers whose repair plans FCS follows, and with property managers of multifamily and commercial buildings.

FAQ

Questions people ask TJ

Is the foundation evaluation really free?

Yes. FCS offers a free, no-obligation evaluation with an elevation survey and provides a written, itemized estimate on the spot or within 24 hours. The company says that if no repair is needed, it will say so.

What does foundation repair cost?

FCS puts a typical Dallas home at about $3,300 to $8,500, with an average project around $5,200 and roughly $1,000 to $3,500 per pier. Minor settlement runs in the low thousands; a severe full-perimeter lift on a large home can reach $15,000 to $30,000 or more.

What does the warranty cover and does it transfer?

Pier systems carry a lifetime warranty that transfers to a new owner without limit on the number of transfers, provided the transfer is requested in writing within 30 days of title transfer with the $100 fee. Reshimming, wood repairs, concrete and drainage carry shorter warranties, and the warranty requires a passed plumbing test within 90 days before any warranty work.

Can I stay in the house during the work?

Usually. Most work is exterior, the average job takes two to three days, and crews minimize noise and keep the site clean.

Will insurance cover it?

Standard Texas homeowner policies usually exclude clay-soil settling. Damage caused by a plumbing leak may be covered under the Texas plumbing-leak endorsement, which is one reason FCS tests plumbing and keeps licensed plumbers on staff. The company notes this is educational, not insurance advice.
