Zeke was awesome! Extremely helpful and professional mold inspector. The home we purchased is over 6,000 square feet, however, he still took the time to thoroughly explain everything and made sure we understood the findings without rushing through anything. He is knowledgeable, honest, and very easy to work with. We really appreciated how detailed the inspection was and how willing Zeke was to answer all of our questions- even since the inspection, I’ve reached out several times for his recommendations and he consistently responds with prompt, helpful advice. Highly recommend him if you need a trustworthy inspection!

In Zeke's words

Situations Zeke handles every week

A musty smell, a stain on the ceiling, or a leak you fixed but still worry about

P12's mold and moisture inspection looks for the water source as much as the mold. Zeke's view is that by the time mold is visible, moisture damage or rot is usually already under way, so the inspection is aimed at finding hidden moisture and the conditions that let growth start.

Young children in a home built before 1978

Lead-based paint testing identifies lead in paint, and a lead risk assessment extends to water, dust and soil. Zeke's own account of a child poisoned by chipping paint on a curtain rod is why he recommends both before any renovation disturbs painted surfaces.

A popcorn ceiling or old floor tile you want to remove

Asbestos sampling covers popcorn ceilings, flooring, roofing, insulation and other suspect materials before demolition or remodeling, with results usually available within 48 hours.

Buying or investing in an older property

Property investors and buyers use P12 to test for mold, lead and asbestos before closing or renovating, so the cost of remediation is known up front.

A restoration job that needs independent testing

Restoration companies work with Zeke for testing before and after remediation so the scope is clear and the result is documented.

A closing or cleanup that cannot wait until Monday

Emergency, weekend and holiday inspections are available across the service area; these may carry an additional fee.

About

Zeke D'Avy

Zeke D'Avy owns P12 Enviro Inspections, an environmental inspection company based in Royse City, east of Dallas, and does the inspections himself. He covers Dallas–Fort Worth, Northeast and East Texas and all of Louisiana, with emergency, weekend and holiday appointments when a closing or a cleanup cannot wait.

His inspections are investigative. A mold inspection looks for the water source as much as the mold, since by the time growth is visible, moisture damage is usually under way. Lead testing in pre-1978 homes extends to water, dust and soil, and asbestos sampling usually returns results within 48 hours. He also offers Atmosphere SKY air treatment and eSpring water purification systems.

FAQ

Questions people ask Zeke

I can already see mold. Do I still need an inspection?

Zeke's position is that visible mold usually means moisture damage has been under way for a while. The inspection identifies the moisture source and the extent of hidden growth so remediation addresses the cause rather than the surface.

When should a home be tested for lead paint?

Homes built before 1978 may contain lead-based paint. P12 recommends an inspection and a risk assessment before any renovation that disturbs painted surfaces, and for families with young children. Risk assessments also test water, dust and soil.

How long do asbestos results take?

Results are usually available within 48 hours of testing.

Can you come out quickly?

Yes. Emergency, weekend and holiday inspections are available across Dallas–Fort Worth, East Texas and Louisiana, and may carry an additional fee.

How far do you travel?

Everywhere in Dallas–Fort Worth, Northeast and East Texas including Tyler, and all of Louisiana. Zeke can be reached at 337-257-8792 or
